Why Work With A Real Estate Agent?
The main reason people work with a real estate agent is to make a more educated decision. A home is usually your biggest financial investment. When you hire a real estate agent, we have the fiduciary duty to act in your best interest. Whether buying or selling real estate, it’s a really big decision to make. Hiring a real estate agent will bring peace of mind in so you can make a wise investment.
For example, when you’re purchasing a property, you’re looking for more than just a place to live. You’re looking to make an investment that you hope will grow. Most people don’t know this, but working with a real estate agent doesn’t cost you anything out of pocket when you are buying a home. Traditionally, a buyer’s agent is paid by the seller in the real estate transaction. A real estate agent’s job in representing you as a buyer is to help you find, negotiate, and facilitate a transaction from start to finish.
However, it’s their local expertise that makes realtors the most valuable. For example, when you’re selling a property, you’ll probably want to maximize its sale price. In this case, using a real estate agent is typically the best option. The faster a home sells, the more money you will yield. Since getting the most money for your property is all about marketing it correctly, hiring a realtor to list your home means they will incur the expenses of marketing your property and facilitating everything along the way.

The biggest concern people have in buying or selling real estate is making a bad investment. Hiring a realtor prevents all of that. It’s my job to keep you informed and keep your emotions in check so that you don’t make an uninformed decision you’ll regret later.
Another reason people hire a realtor is to handle the overall facilitation of the process. Let me explain that a little further. If you’re not familiar with the process, there are a lot of moving parts. Once a property goes under contract, the work begins. There’s a lot of diligence that needs to be done and processes to fulfill. Your realtor should be in charge of handling all of that for you.
For example, did you know that your contract is only valid if the terms in the contract are met? What that means is there are often deadlines for communication, financing, inspections, and closing. Your realtor will keep your contract valid by ensuring all the deadlines and terms in the contract are met so that you can prepare for your move. Your realtor will often communicate with the lender to ensure that financing and appraisals are met promptly.
Since a good realtor does this every day for a living, they will be able to help identify any red flags or potential roadblocks that could become a bigger problem down the road. Your realtor will also help you navigate the inspection process. It’s an inspector’s job to find defects and trust me—they will. Your realtor will be able to help you identify which defects are serious and which are just cosmetic changes that could be repaired over time.
Is Hiring A Real Estate Agent Right For You?
There are a few times when you might not actually need the services of a real estate agent. If you’re selling a home and you already have a buyer lined up—or vice versa—then you may not need the services of an agent. However, I do recommend that anytime you have a question, you should seek the services of a realtor.
Ultimately it comes down to what’s important to you: price, speed, or convenience. There are all different types of real estate agents that you can work with that offer many different services. Just know that not all real estate agents are the same, and who you choose to work with really does matter. The first thing to do is understand the role your real estate agent plays and hold them accountable. Hiring a good agent is the best financial decision that you’ll ever make, and hiring the wrong one can equally be the worst.
