Carla And Her Mom
There are many ways people buy and sell real estate. One of the most frequently asked questions I get is “what do you do to sell homes?”, and the truth is we do a lot. Ultimately, realtors are problem solvers—and that’s exactly why people work with realtors.
In our first example, Carla didn’t feel her mother’s home was being properly marketed. The general population didn’t either, because her home sat on the market for several months during the busy spring season. Today, though, Carla’s mom was able to use the proceeds from her sale towards her independent care living.
When we were first approached to list the home, I immediately knew what the issue was. The property was sitting on the market for 184 days, and the market alone tainted it. No one wants to buy a house that’s been sitting on the market for a long time. We needed to take the listing off the market for a few weeks, re-market it, and come up with a new strategy. In addition, we removed wallpaper, brought out our staging crew, took new higher quality photos, and created professional drone video highlighting all the beautiful features of the home and neighborhood.
With our new marketing plan, Carla was able to sell her mother’s house in just three days. The problem Carla was having, though, is that she was living in another state. She was driving every weekend to see her mother and check on the house. She was also paying for all of her mother’s expenses out of her pocket, and Carla was exhausted. We were able to look at the specific challenges of this home and come up with a great marketing and pricing strategy that created buyer excitement and got this home sold.
Sherry And Her Husband
Many times, people don’t have the luxury of time and they need to sell their home fast. That was the case with Sherry. When I first met her, Sherry’s husband was seriously ill, the house and the property were way too big for her to manage alone, and all of her time was spent caring for him. They really needed to get the money out of the property to pay for his medical bills and assist with his care. The problem was that the house was also very deteriorated and needed many updates and repairs, including the roof, the kitchen, and more.
The first thing we had to do was come up with a marketing plan to get in front of the right buyers. We wanted to highlight the beauty of the lot itself, which was going to be our biggest selling point. To do that, we shot extensive drone footage of this gorgeous property. The next thing we had to do was carefully evaluate the price of the property. We also had to position it so that it would be appealing for the right buyer who was willing to make updates—especially considering we had a competing property down the street in perfect condition.
Once the marketing was in place, we were able to sell that home in just seven days. Sherry and her husband were able to move into a more manageable home. They also had more money to use towards medical expenses.
Is Hiring a Realtor Right For You?
Sometimes it’s not always pricing that’s the most important thing; it’s the marketing. So many people think that they might be facing an undoable situation in regards to real estate. In reality, you just need someone who can help. That might mean being creative and thinking outside of the box, but there’s always a way.
I hope this helps demonstrate some of the reasons why people work with realtors. As you can see, we do a lot more than just sell homes. So if someone tells you that you can’t sell your home because it needs updating, don’t believe it. Sherry was concerned about the same thing, but now they’re living in a small, more manageable space.
